This is now our second year conducting this important piece of research. By doing work like this, we can help to give insight to a variety of stakeholders in the shared living industry. From landlords and developers, through to managing agents, service providers and proptech companies.
Only by understanding customer needs can a business provide not only the right service, but the right level of service. The customer in this scenario is the tenant - a word which is archaic in nature and not fit for purpose in today’s accommodation landscape - especially in the shared living environment. It is our view that tenants are more members of a community, residents in a property or housemates sharing their home. Whatever we choose to call them - they must be recognised as a person who has a need - affordable, quality housing - which can be provided when we understand what and how that need can be met.
This survey looks to get to the bottom of what “tenants” think in 2021 and help you in whatever service you provide within this industry sector.
The Shared Living Survey's Goal
Our goal, by performing this survey, is to give landlords and property developers a better idea of how to improve their tenants’ experience. Afterall, a happy tenant is a stable tenant. The happier they are, the more likely they will remain, thereby, fundamentally improving the business operation of a shared living portfolio.
It's a win-win for both parties.
Most, if not all of us, have rented our living space at one point or another. Yet, very few of us have had landlords who ever enquired as to how we feel about their property and its amenities, particularly in HMOs, houses of multiple occupancy. And if you’re a landlord, it’s doubtful you ever thought to ask your tenants about their experience and how your property impacts their lives.
The majority of landlords would likely agree that their intent is to create a nice, safe place that tenants are content to call home. We want to create environments where our tenants aren't anxious to move on. That's why we began to survey the nation to uncover what tenants want.
You can read last years survey by below.
*It’s important to emphasise that the above results were from the survey carried out prior to the COVID-19 pandemic, and subsequent surveys of tenants in the future may reflect some or even substantive changes in the priorities and expectations of tenants, such as in-house desk/work spaces.
In Partnership With
With a similar vision for the future of the shared living marketplace, we believe that putting the tenant/ housemate first is essential. Tenants are the lifeblood of our business, we must spend the necessary time to get things right for them.
For others a property is no more than bricks and mortar and a payday, for us a property is much more. It's a place where a community can be built based on the principles of great design, space and service. By asking our tenants what they think of the product, their home, we can develop shared living as it should be.
Our tenants provide our incomes; they pay for our mortgages, cars and holidays, and help us ensure financial security for the future. That is why we must as landlords, investors and developers do right by them.
We Believe in Business For Good
It's our vision to have a positive impact on the global shared housing market-place and create great spaces for people to live.
We host these events because they help us share best practice while attracting landlords and businesses that may qualify to apply for one of our portfolio-building mastermind programs.
However, we believe that a business should do more than just attract opportunity for itself. We believe that as business owners, landlords and developers it's our responsibility to create more so we can contribute more as well. The UN Goals for Sustainable Development provides a framework for partnerships and contribute that's worthy of the challenges and opportunities we face as a generation.
It's why from events like this, and from our mastermind programs, we'll make a contribution that supports the UN Goals for Sustainable Giving via the giving platform B1G1.

Episode 325: How Matt Baker’s Shared Living Survey will help change the face of HMO’s
"Matt Baker, co-founder of Scott-Baker Properties and the creator of the Shared Living Survey: the first study, I’m aware of, of its kind carried out earlier this year with HMO tenants across England, to help us take the guesswork out of what’s important to them and equally, what’s not, as they live in our HMO’s.
Today we’re discussing some of the highlights from the survey, how we see the market continuing to evolve, and how we can adapt to remain competitive by delivering a HMO product that our customers actually want to live in."
YPN Magazine | October 2020 Issue
"The report produces some interesting and thought-provoking results, and it could help to 'dispel such myths as that HMO landlords tend to experiecne high turnover among their tenants, and hihglighting thus how important first impressions are when presenting a property.'
The research provides a strong idea of tenants' wants and needs, and correlates with other anecdotal evidence from HMO landlords. It is a great starting point for HMO landlords to gain a clear understanding of who their tenants are and what they want, and provides a valid foundation on which do one's own research."
